First, how buyers search now
- The search starts online. Between 2020 and 2025, 41–47% of US buyers said their first step was looking online. In India, an estimated 73–82% of buyers research online before a site visit, across 7 to 14 digital touchpoints.
- Video is expected. 58% of buyers expect to see video of a home they’re considering.
- AI is becoming a research tool. 45% of prospective buyers have used AI tools in their home search, up from 37% a year earlier. Agents report that 78% of their clients now use AI at least occasionally.
- Static posts are losing. Instagram image engagement fell 18% year on year, while Reels grew and carousels held steady.
The 10 formats to build in 2027
1. Walkthrough videos: short Reels plus long YouTube versions
Why: It’s the format buyers ask for most, and it performs. For real estate on Instagram, Reels average 1.37% engagement against 0.76% for static posts. Listings promoted with video get up to 40% more inquiries.
How: Shoot once and cut twice. A 30–60 second Reel shows the feeling of the home. A 2–3 minute narrated YouTube walkthrough answers the questions a serious buyer has.
2. Explainer carousels
Why: Carousels have the highest engagement of any Instagram format (0.55% vs 0.52% for Reels and 0.37% for single images) and the most saves. Buyers also rank photos (81%) and floor plans (57%) as the most useful things to see online.
How: “What ₹1.2 Cr actually gets you here,” floor plan breakdowns, cost-of-ownership calculations, and before/after construction progress.
3. Virtual tours, 3D walkthroughs and drone footage
Why: 38% of online buyers find virtual tours useful. For Indian developers there’s a bigger reason: NRIs make up roughly 20% of Indian real estate transactions by value, and they research entirely online before visiting India.
How: Create a 3D tour for every show flat, with a drone video showing connectivity to the city. Embed both on the project page, not just on social.
4. Construction progress updates
Why: For under-construction projects, buyers’ biggest fear is delay, and silence feeds it. Regular site-progress videos are one of the formats Indian agencies use most to build trust.
How: A fixed monthly format: same camera angles, a date stamp, the RERA number, and a “what’s done and what’s next” voiceover. Consistency builds confidence.
5. Resident testimonials and UGC
Why: 92% of consumers trust recommendations from other people over branded content. Human-made UGC also scores 81% on perceived authenticity versus 63% for AI-generated UGC.
How: “Six months after moving in” stories, possession-day reactions, and residents’ own walkthroughs of their homes. Real faces beat rendered lifestyle imagery.
6. Creator and influencer walkthroughs
Why: Buyers trust an independent creator’s honest walkthrough more than a developer’s brochure. One Indian agency reports a Pune developer getting more qualified leads from a single 10-minute YouTube walkthrough than from an entire print campaign. Deloitte found nearly 80% of Indian shoppers discover home products through social media.
How: Partner with local and regional property creators. Give them real access and let them speak honestly. A heavily scripted creator video loses the trust that makes it work.
7. Founder and leadership thought leadership on LinkedIn
Why: LinkedIn carousels have a median engagement of 21.77%, the highest of any format on any platform. Investors, NRIs and channel partners judge a developer by its leadership.
How: Market outlooks, locality analysis, policy explainers and lessons from delivering projects, all in the MD’s or founder’s own voice.
8. Neighbourhood guides written for AI search
Why: Among the most common things buyers ask AI tools are “What’s it like to live in [neighbourhood]?” (29%) and “What’s the housing market like in [city] right now?” (33%). Even so, 90% of buyers still click through to websites for decision-ready information.
How: Publish detailed, factual locality guides on your website covering schools, commute times, price trends and upcoming infrastructure, structured in a way AI tools can cite. This is the new version of SEO.
9. WhatsApp-first conversational content
Why: India has more than 500 million WhatsApp users. Teams running click-to-WhatsApp ads report cost per lead up to 40% lower than form-fill landing pages. Adani Realty and NoBroker have both used click-to-WhatsApp to improve lead quality.
How: Make content that is meant to be forwarded: 15-second project teasers, price sheets, brochure PDFs and site-visit invitations, plus an instant AI reply that qualifies the lead.
10. Regional-language content
Why: Regional-language content now accounts for more than 52% of media consumption in India. The next wave of buyers, especially in tier 2 and 3 cities, won’t respond to English-only content or dubbed ads.
How: Native Bengali, Marathi, Hindi or Tamil creators and voiceovers, matched to where each project’s buyers actually come from.
What to stop doing in 2027
- Brochure-style static posts. Image engagement is falling faster than any other format.
- Judging success by cost per lead alone. A campaign with 200 cheap leads that converts 5% to site visits loses to one with 60 leads that converts 25%. Track inquiry-to-site-visit rate, by channel.
- Fake-looking AI lifestyle imagery without disclosure. Audiences notice, and platforms now label it.
A suggested 2027 content mix
(Our recommendation, not an industry benchmark.)
| Share | Format | Purpose |
|---|---|---|
| 35% | Walkthrough Reels and YouTube videos | Discovery and desire |
| 25% | Explainer carousels | Saves and consideration |
| 15% | Progress updates and testimonials | Trust |
| 15% | Leadership content and locality guides | Authority and AI-search visibility |
| 10% | WhatsApp and regional content | Conversion |
The bottom line
In 2027, buyers will do most of their deciding before they talk to anyone. Developers who put their walkthroughs, floor plans, locality guides and resident stories in front of buyers at that stage will get the site visits. Those still relying on hoardings and brochures will be left wondering where their leads went.
