01.The Premise
Most marketing conversations start with 'how many leads can you get me?' Wrong question.
When Plan & Build came to us, we didn't chase volume. We chased the right eleven people — homeowners in Mysore ready to actually build. Here's what three months of disciplined targeting looked like.
02.The Numbers
Over three months, ₹35,000 in ad spend and ₹75,000 in agency fees — ₹1.1 lakh total — turned into 11 converted projects.
Each project nets Plan & Build somewhere between ₹2.5L and ₹4L in profit. Do the math and that's ₹27.5L to ₹44L in returns.
A 25X to 40X return, from a media budget that wouldn't cover most brands' one week of boosted posts.
03.Month by Month
- → Month 1: 3 conversions, ₹7.5L–12L in profit
- → Month 2: 4 conversions, ₹10L–16L in profit
- → Month 3: 4 conversions, ₹10L–16L in profit
Notice something — Month 1 wasn't the peak. Months 2 and 3 held steady or grew. That's not luck. That's a funnel that got smarter with every cycle.
04.Why It Worked
Plan & Build isn't selling ₹20L apartments in bulk. They're selling custom builds — high-ticket, considered purchases where one wrong lead wastes a week of a sales team's time.
So we didn't optimize for messages started. We optimized for the kind of person who was actually ready to build a home, in Mysore, with a real budget behind them.
Low volume. High intent. That's the entire model.
05.The Creatives (Reels)
To capture high-intent buyers, we avoided generic architectural renders. Instead, we deployed authentic, vertical short-form reels showcasing active sites and direct contractor advice. This format bypasses ad fatigue and builds immediate local trust.
06.The Real Takeaway
For a business like Plan & Build, marketing was never a cost center. It was the single highest-leverage thing they spent money on this quarter.
We didn't optimize for leads. We optimized for profitable projects — and turned ₹1.1 lakh into up to ₹44 lakh.
